Sound familiar?

What restoration companies tell us is broken, and what we do instead.

Before

Paying for the same water-loss call five companies bought.

By the time you call, someone's already extracting.

With an exclusive opening

We send managers in each market to one restoration company only. While the opening is yours, no other restoration company gets those requests in your market. Without an opening, a request never goes to more than three.

Before

Waiting on a program to send something.

Program work pays slow and the rules keep changing.

With the desk

Property managers call you directly, with no program in the middle. A pre-loss agreement means the terms are signed before the loss, so you can start the same night.

Before

The freeze hits and every manager calls whoever answers.

You're one of twenty numbers on a search page.

With the desk

Managers set their emergency vendors before winter. The desk puts your pre-loss agreement in front of them in the fall, so on the night of the freeze you're the call, not the search.

Before

Ad spend and agencies that bill for no-shows.

Money out every month, meetings that never happened.

With the desk

Free to join. You pay when a meeting is held: it happened, with the person who picks the vendor, on a definition you have in writing. Manager no-shows are never billed.

Before

Managers who stay loyal to the company they know.

Cold calls to the leasing office go nowhere.

With the desk

Every intro is a manager who picks vendors and agreed to meet. Managers change jobs, and the primary can't answer on the worst night of the year. Being the backup on her list is how you become the primary.

Before

Lumped in with crews managers have never vetted.

Nobody wants to vet a stranger at 2 AM.

With your packet

Insurance, W-9, a TDLR mold license where your work needs one, IICRC certifications if you hold them, references and your 24-hour response commitment. Verified and dated.

Re: Restoration vendor for hidden properties

Hi hidden,

Good timing. We want a restoration company on file before the first freeze. Can you send your COI and W-9, and a draft pre-loss agreement for hidden?

Re: Pre-loss agreement

Thanks for the packet. The board reviews vendors this month. Can we set a call for next week to go through your response commitment?

Who it's for

If you're the restoration company that…

Illustrative image
  • does water mitigation, and fire, smoke or mold work, for apartments, HOAs, commercial buildings or rental homes
  • can be on site within 24 hours of a call, nights and weekends included
  • wants direct work from property managers, not only program jobs
  • has an owner, GM or estimator who can meet a manager within 48 hours
  • holds a TDLR mold license where your mold work needs one, and keeps the COI current
  • is based anywhere in Texas and can serve properties in the market you want

…we built this for you. Check if it's open →

Probably not a fit

  • –Crews with no room for more work this winter
  • –Companies that can't answer the phone at night
  • –Anyone who wants closed jobs promised before paying
  • –National brands run from headquarters (local owners who decide locally are fine)
How the desk works

Managers text one number. We send the restoration job to you.

Managers of apartments, HOAs, commercial buildings and rental homes use the desk free. Contractors pay to be on the roster. We're not a contractor and we don't do the work. Your company can be based anywhere in Texas, as long as you can serve properties in your market.

  1. Check your market

Enter your ZIP and answer a few quick questions (about 60 seconds). If it fits, confirm on a 15-minute call with a person at the desk.

  2. We build your packet

Insurance, W-9, a TDLR mold license where it applies, IICRC certifications if you hold them, references and your 24-hour response commitment. Verified, dated, tracked for expiry.

  3. A manager texts the desk

A burst pipe at an apartment block, a sprinkler line in a retail suite, mold behind a unit's drywall. The desk sends it to the one restoration company for that market and confirms you're moving.

  4. You meet the manager

You pay when the meeting is held. The relationship is yours: no share of jobs, no lock-in.

Freeze season, planned

Be on the list before the freeze, not in the line after it.

North Texas freezes are short and sharp, and burst pipes come with them. The desk runs a Freeze desk from November to February and a Storm desk from March to June.

Fall: the list gets set

Managers line up emergency vendors and sign pre-loss agreements before winter. That is when your packet needs to be in front of them.

Nov–Feb: the Freeze desk

When a hard freeze is forecast, managers get a reminder of who to call. The night pipes burst, the desk sends each request to the one restoration company in that market.

Mar–Jun: the Storm desk

Hail and wind open roofs and windows to water. The desk sends water and storm losses at apartments, HOAs and commercial buildings to the one company in each market it hits.

Summer: mold and bids

Leaks that weren't dried right show up as mold. Remediation scopes and rebuilds go out to bid, and the list decides who gets asked.

The packet

Your packet is in the manager's file before the loss.

We build it, verify it and date it. Managers see it before they ever need you, so on the night of the loss there's nothing to sign.

Why it matters

A manager who already has your packet doesn't have to vet you at 2 AM. She calls.

TDLR mold license

In Texas, mold remediation generally needs a TDLR license once the affected area is 25 contiguous square feet or more. We show yours where your work needs it.

IICRC

If your company or techs hold IICRC certifications, we show them. If not, tell us on the call.

The risk sits with us

The desk keeps a responsiveness score and you can see yours. Lapsed paperwork pauses routing until it's current.

Straight answers

Questions restoration companies ask

What does it cost?

Joining is free. Terms depend on your trade and market and they're built around results, so a person at the desk walks you through them on the call. We don't publish a price sheet.

Is this another list of names?

No. We don't sell lists or run email campaigns. We hand you a manager who agreed to meet, or a stated need in restoration.

What is a pre-loss agreement?

Terms a manager signs with you before anything goes wrong: who to call, how you get access, how work is approved. When a pipe bursts, nobody is hunting for a vendor or a signature. The desk puts yours in front of managers before the freeze.

What does the 24-hour response commitment mean?

It's a line on your packet: you'll be on site within 24 hours of an emergency call, nights and weekends included. Managers see it before they choose you. Only take it on if you can keep it.

Do I need a TDLR mold license?

In Texas, mold assessment and remediation are licensed by TDLR, and remediation generally needs a license once the affected area is 25 contiguous square feet or more. If your work needs one, we show it on your packet. This isn't legal advice; check TDLR's rules for your work.

Do I need IICRC certification?

No. If your company or techs hold IICRC certifications, we show them on your packet. If not, we talk it through on the call.

Don't managers already have a restoration company?

Usually. Managers change jobs, and the primary can't always answer on the night of a freeze. Being the backup on the list is how you become the primary.

What stops you sending my competitor?

An exclusive opening. While it's yours, we don't send managers in your market to any other restoration company. Without it, a request goes to the fastest responders, never more than three.

We do insurance program work. Is that a conflict?

No. This is direct work from property managers. Keep your program work if it works for you.

What if the manager has no job right now?

Then it's an intro: a manager who picks vendors and agreed to a conversation. The job comes later, from the list. When there's a job behind it, we tell you.

How many jobs will I get?

We won't give you a number we can't back. The desk is opening now. On the call we'll walk you through how routing works for restoration in your market.

Can I take the relationship and leave?

Yes. The managers you meet are yours. No share of jobs, no non-circumvention clause.

We're not based in DFW. Can we take a market?

Yes. Restoration companies based anywhere in Texas can. Each opening covers one North Texas market, and you're the only restoration company we send managers to there, so you need to be able to serve properties in that market.

Which markets are there?

North Texas is split into four markets, each covering a group of counties, with one restoration company per market. The current status of each is in the form. Larger crew? You can hold more than one market. Terms are set on the call.

We're outside Texas. Can we apply?

Yes. Enter your business ZIP. If your area isn't open yet, you can join the early list for it with the same quick questions, and we'll call to confirm before we open there.

Is OnRoster a restoration company?

No. OnRoster is a vendor desk. We are not a contractor and do not perform work.
